A deposit of 50% is required to secure the booking. Payment of the rental deposit constitutes the clients acceptance of these Terms and Conditions.

  • Balance of the rental amount must be received in full 3 days prior to occupancy or if not the owner has the right to cancel the booking and attempt to re let it.

  • The deposit is refunded in full if cancellation is received 10 days prior to initial arrival date. If less than 10 days notice is given, deposit may be refunded if replacement booking is obtained.

  • Our tariff is based on a 2 person basis. Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email.

To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.

  • Departure - the property should be left in a similar state to its condition on arrival. The accommodation is to be left in a clean and tidy manner, dishes washed, rubbish in bins provided and used towels and robes to preferably be left in a pile on the bathroom floor.

  • Please clean your private BBQ after use with BBQ wipes provided. Dirty BBQs may incur an extra $50 charge for additional cleaning.

  • The use of self-tanning products, hair dyes or any other colouring type products is strictly prohibited. The tenant will be liable for additional cleaning costs and any damage caused by the product.

  • The use of bath products in the spa bath, other than product provided is not permitted as they may cause damage the spa pump, which may incur repair costs.

  • On farm we have septic sewerage systems, therefore only toilet paper is to be flushed in the toilet. Personal female hygiene products and other non-biodegradable products are strictly prohibited from being flushed into the system. (Please use bags and bins provided).

  • Checkout time as listed are to allow time to prepare the property for next guests. (Early arrival and late checkout are negotiable depending on bookings).

  • Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for permits, the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in additional payments.

  • Damage, theft and loss are the tenant’s responsibility during their stay.

  • Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental.

  • Pets are not allowed, due to on farm biosecurity and onsite farm dogs and livestock.

  • Children are not permitted as Fellcroft is an adult only accommodation. (An exception may be made for breast/bottle fed infants less than six months of age. Please contact the owner prior to booking). Fellcroft is a working farm and is not child safe with dams, agricultural machinery and livestock in close proximity to the accommodation.

  • If an infant does accompany the parents to Fellcroft, the parents will be responsible for the care and safety of the infant and provide bedding and child care needs for the infant less than 6 months of age.

  • Loss - the owners take no responsibility for the tenant’s personal property. The tenant will be responsible for the postal costs if the tenant wishes lost property to be returned by post.

  • Loss of the key by the tenants will incur a charge of $100 for the replacement of lock barrels and new keys.  If guests make the Masterlock inoperable they will be subject to a $150 fee for its replacement.

  • Internet Fair Use Policy has been implemented so that we can deliver a broadband service that is fast and reliable to all our guests. Should your usage be far in excess of that expected and therefore have impact on other guests use we reserve the right to charge the ensuing costs.

  • The property and its contents, equipment and appliances are checked regularly and believed to be in good working order. The proprietors of Fellcroft Farmstay cannot accept responsibility for circumstances beyond their control in the unlikely event of mechanical breakdown, plumbing or wiring problems, inclement weather etc. The owners reserve the right to alter, adjust or cancel bookings where operational or other issues prevent the use of the property by guests and shall not be liable for any costs arising out of said cancellation. A full refund of tariff will be made.

  • If you are asked to evacuate the accommodation for any reason that may be a risk to your personal safety, you must obey the instructions issued by the owner.

  • Variations to these conditions may only be made by prior arrangements with the owner in writing.
